The story in four chapters
1995–2000: the $400,000 town. In 1995, the median Spring Lake home sold for $369,000, and every single sale that year was under $1 million. Homes took more than three months to sell. Spring Lake's first $1 million MLS sale came in January 1996, on Adrian Avenue. By 2000, the median had more than doubled to $859,000.
2001–2007: the first boom. The median crossed $1 million in 2001 and reached $1.8 million by 2004. In 2002 a St Clair Avenue home sold for $8.9 million, the town's first sale over $5 million. In 2007 an Ocean Avenue home sold for $9.35 million, a record that stood for 15 years.
2008–2013: the long flat stretch. Spring Lake never crashed the way most of the country did, but it stalled. The median drifted from $1.8 million in 2004 down to $1.34 million in 2013, and homes took three to four months to sell. An owner who bought in 2004 and sold in 2013 often broke even at best.
2014–2026: the surge. Prices recovered through the late 2010s, then took off. From 2019 to 2025 the median rose from $2.2 million to $3.85 million, and days on market fell from 64 to 19. In 2025 a Washington Avenue home sold for $25 million, more than double the previous record. So far in 2026, the median is over $5 million.

The median price grew about 10.4x in 30 years, roughly 8% a year compounded. For comparison, homes that sold in the 1990s and again recently followed a very similar path.
What this means for you
If you bought in Spring Lake in the 1990s or 2000s, your home is likely worth several times what you paid, even if you never renovated. If you bought at the 2004–2007 peak and felt stuck for a decade, that's long over.
