What's in each report
- Median sale price and how it compares with the same period last year
- Number of homes sold and how many are currently for sale
- Days on market, which shows how quickly well-priced homes are going under contract
- Sale-to-list ratio, which shows whether buyers are paying asking price, more, or less
- My take: what this month's numbers mean if you're thinking about selling
Why a Spring Lake-only report matters
Most market reports you see cover all of Monmouth County, or lump Spring Lake together with Spring Lake Heights, Sea Girt, and Belmar. Those are different markets with different buyers. With a small number of sales each year in the borough, a single oceanfront sale can swing the averages, so I explain the context behind the numbers.
