1. Start with an accurate price
Pricing is the biggest decision you'll make. In a small market like Spring Lake, buyers and their agents know the recent sales well. Price too high and your home sits, and a stale listing usually ends up selling for less than it would have at the right price from day one. Price well and you create urgency. Get a free valuation before you decide anything else.
2. Choose your timing
Shore demand builds in late winter and spring, when buyers want to close before summer. Year-round inventory stays tight, though, and good homes sell in every season. If you rent your home in summer, weigh the rental income against listing in peak season. I'll help you work through the tradeoff.
3. Prepare a shore home for market
- Fix what inspectors will find. Salt air is hard on HVAC, windows, decks, and exterior trim. A pre-listing inspection avoids surprises during negotiation.
- Gather flood documentation. Elevation certificates, flood insurance history, and any mitigation work. Buyers will ask.
- Stage for the lifestyle. Buyers come to Spring Lake for the beach, the boardwalk, and the lake. Show outdoor space, porches, and storage for beach gear.
- Professional photography and video. Most buyers see your home online first, and many shore buyers live out of the area.
4. Understand New Jersey requirements
New Jersey sellers generally complete a property condition disclosure, and New Jersey's flood disclosure law requires sellers to share known flood-zone and flood-history information. 5. From offer to closing
In New Jersey, a signed contract typically goes through a three-business-day attorney review period, followed by the buyer's inspections, appraisal, and mortgage approval. Closing often comes 30 to 60 days after the contract, depending on the buyer's financing.
6. Know your net proceeds
Your net includes the sale price minus the mortgage payoff, commission, New Jersey realty transfer fee, attorney fees, and any credits. I'll prepare a net-proceeds estimate so you know your bottom line before you list.
