Spring Lake's top sale in 1995 was $970,000. Thirty years later it was $25 million. Here's how the top of the market got there.
Three milestones
- First $1 million sale: January 1996, Adrian Avenue, $1.2 million
- First $5 million sale: May 2002, St Clair Avenue, $8.9 million (it jumped straight past $5 million)
- First $10 million sale: October 2022, Ocean Avenue, $11 million

Two things jump out. The 2010 St Clair Avenue sale, at $9.9 million, happened in the middle of the slowest stretch the market has seen. And that St Clair home is the same one that set the $8.9 million record in 2002; it appears twice on this list.
The $25 million Washington Avenue sale in January 2025 is the outlier of the decade: more than double any other sale in town history.

Ocean Avenue took the top spot 10 times in 32 years. But since 2019, only one yearly record has been on the oceanfront. The biggest recent sales have been on streets like Madison, Washington, Lorraine and Warren, where large lots and new construction matter as much as the view.
