If you've looked up your Spring Lake home on a few real estate sites, you've probably seen several different numbers, sometimes far apart. That isn't a glitch. Automated valuation models have a hard time with towns like ours.
Automated estimates need lots of similar sales
Algorithms work best in large subdivisions where hundreds of similar homes sell every year. Spring Lake has about 2,800 residents across under two square miles, and relatively few homes change hands in a year. Those homes are anything but similar: Victorian-era cottages, new custom builds, oceanfront homes, and modest homes near Route 71 all sit within a few blocks of each other.
With few comparable sales to learn from, an algorithm falls back on broad averages. Averages hide what matters most here.
Five things an algorithm can't see
1. Your exact location. Beach block, lakefront, near the train station, or west of Route 71: each is its own micro-market. Public records know your address but not how buyers value your particular block.
2. Whether the value is in the land. For many older Spring Lake homes, buyers are really paying for the lot. An algorithm prices the house on it.
3. Renovation quality. A permit record can't show the difference between a high-end renovation and a quick cosmetic update. Buyers can, as soon as they walk in.
4. Flood zone and elevation. Shore buyers compare flood zones, elevation, and insurance costs. Two nearby homes can face very different carrying costs.
5. Timing and competition. What's for sale right now, and how buyers are reacting to it, shapes your price as much as last year's sales do.
